NATURE AS A DESIGN REFERENCE

3–30–300. Nature within everyday reach.

A principle introduced by Cecil Konijnendijk in 2021, considered as a reference for our Healthspan pilot assessments.

3Three well-established trees visible from a window

Trees in view

At least three well-established trees visible from the home.

30%Illustrative neighbourhood plan showing tree canopy, not a site measurementILLUSTRATIVE NEIGHBOURHOOD

Neighbourhood canopy

At least 30% tree-canopy cover in the defined neighbourhood.

A walk to public green space

No more than a 300-metre walk to accessible, good-quality public green space.

“Urban forests provide a wide range of essential benefits.”Cecil Konijnendijk van den Bosch · 2021

Original article · IUCN Urban Alliance · 2021

The principle, limits & pilot application

The numbers refer to tree visibility, tree-canopy cover and walking access to public green space — not simply landscaped area, and not an automatic substitution of the sea for a park. Water access may be assessed separately.

For the proposed pilot assessment: check actual views from homes; define the neighbourhood before measuring canopy; and assess a real pedestrian route, entrances, crossings and barriers. Distinguish existing trees from future planting, and public surroundings from land the developer controls.

This is a planning reference, not a clinical threshold, certification or claim that the Setúbal pilot already complies. Illustrations are explanatory, not site measurements.

OUR METHODOLOGY

Reference frameworks for this project

These are selected development priorities, not claims that every method has already been implemented or validated.

People and their daily activities inform places and buildingsLIFE → SPACE

People-first design

Start with everyday life.

Observe how people move, meet and use space before specifying buildings.

Jan Gehl / Gehl · people-first urban design

Our application & source

Pilot priority: describe a resident’s ordinary day before finalising layouts — arrival, walking, daylight, rest, meeting others and reaching outdoor space.

Jan Gehl / Gehl · people-first urban design

Indoor environment: light, air, water and comfort to assess

Healthy indoor environments

Look inside the building, too.

The Harvard research framework draws attention to nine areas of the indoor environment.

Joseph Allen & Harvard Healthy Buildings · 9 Foundations

Our application & source

Pilot priority: agree measurable indoor-environment requirements and commissioning evidence with the architect, engineers and relevant specialists.

Third places: a welcoming place for informal in-person connection

Third places

Design for real human connection.

Informal gathering places beyond home and work can support community life.

Ray Oldenburg · The Great Good Place

Our application & source

Pilot priority: evaluate whether shared space supports regular, informal encounters, with access and management that make it genuinely usable.

FUNDING DEVELOPMENT LENS

Match the eligible work. Not just the project label.

Assess demonstrator, applied-research, skills, environmental-performance and community-use components separately. Public funding for an eligible work package does not mean subsidising the whole residential development.

What we would assess

Applicant entity and jurisdiction; programme purpose; eligible work and costs; partners; timetable; co-funding and cash flow; procurement or state-aid requirements where applicable; and delivery evidence. This is an assessment pathway, not a claim of an award, submitted application, eligibility or a secured municipal partnership.

STRATEGIC PARTNERScientific legitimacy connected to commercial execution.

STRATEGIC PARTNER

Scientific legitimacy connected to commercial execution.

The platform is being developed with a longevity-partner pathway rather than as a proprietary real-estate label created in isolation.

STRATEGIC LONGEVITY PARTNER · LAB · ILA NETWORK

Longevity Alliance Baltic

Longevity Alliance Baltic (LAB) is the current visible strategic partner for the initiative and a federated member of the International Longevity Alliance network. The partnership connects the built-environment work with longevity expertise, scientific review and governance thinking.

The objective is practical: establish a credible methodology through pilots first, then scale verification, education and standards governance without separating the science from the commercial reality of development.

PLATFORM ARCHITECTURENot one consulting product. A layered business.

PLATFORM ARCHITECTURE

Not one consulting product. A layered business.

The long-term thesis is a platform with several complementary revenue and credibility layers. Some can generate project revenue early; others become more scalable or recurring as the methodology matures.

01 · STANDARD

Healthspan Standards & Assurance

Methodology, evidence requirements, scoring, versioning, expert governance and a future verification / certification pathway.

02 · ACADEMY

Healthspan Academy

Specialisation tracks for architects and engineers, developers and asset managers, operators and senior-living teams, and future assessors / implementation consultants.

03 · IMPLEMENTATION

Implementation & Delivery

Translate the standard into design briefs, engineering decisions, materials, sensors, commissioning, value engineering and project coordination.

04 · DATA

Evidence & Performance Platform

Healthspan score, evidence files, selected sensor data, maintenance status, annual review and benchmarking across projects.

05 · DEVELOPMENT

Developer & Portfolio Advisory

Concept, economics, positioning, project pilots, portfolio rollout and selective development / investment participation where justified.

FIRST LIVE PILOT

The pilot is the bridge between concept and institution: the methodology has to survive a real development budget, a real design process and a real sales proposition.

PORTUGAL · RESIDENTIAL PILOT

Design → verify → maintain.

The current pilot scope is a 20-apartment residential development in Setúbal. The work is intended to test the full chain: healthspan concept, technical brief, architect / engineering coordination, material and environmental priorities, physical verification, commissioning evidence and a maintained-status model after delivery.

The pilot is deliberately small enough to learn quickly and large enough to test whether the healthspan layer creates buyer value rather than simply adding cost.

Pilot economics are working assumptions for commercial testing, not a promise of sales uplift or investment return.

MARKET OPPORTUNITYA fast-growing real-estate category with room for a healthspan-specific layer.

MARKET OPPORTUNITY

A fast-growing real-estate category with room for a healthspan-specific layer.

Healthy-building standards already demonstrate that developers and asset owners will pay for measurable health positioning. The opportunity here is narrower and more specific: translate longevity and healthy-ageing principles into a built-environment system that complements existing WELL / Fitwel-style frameworks rather than trying to duplicate them.

COMMERCIAL / FINANCIAL LENS

A capital-light platform can sit beside capital-heavy real estate.

The core platform can earn fees and recurring revenue without owning every building. Selective real-estate participation can be added only where risk-adjusted returns justify balance-sheet exposure.

YEAR 3

Build repeatability

Move from bespoke advisory into a multi-project commercial and governance system.

  • 5–10 active projects / mandates as an illustrative operating band
  • Iberia + Baltic / European partner expansion
  • Maintained-status renewal model
  • Academy cohorts and qualified delivery partners
  • Data platform across multiple assets
YEAR 5

Platformise

A European healthspan built-environment platform spanning standards, implementation, education, data and selective real-estate participation.

  • Multi-market project portfolio
  • Recognised professional / developer methodology
  • Recurring verification and software revenues
  • Portfolio-level developer and operator relationships
  • Selective investment / development participation

This project has the highest theoretical earnings ceiling in the current Olsen Steiner development portfolio because it can combine professional fees, recurring platform revenues and selective exposure to high-value real assets. No revenue or return forecast is presented until the Setúbal pilot provides evidence.

VALUE CREATION / VALUATION FRAMEThe strategic value is in combining several businesses around one methodology.

VALUE CREATION / VALUATION FRAME

The strategic value is in combining several businesses around one methodology.

Healthspan Built Environment should not be valued like a normal consultancy if the platform layers become real. The intended progression is from project fees to repeatable IP, education, recurring verification / data revenue and selective participation in underlying real-estate value.

YEAR 2 · EVIDENCE-LEDFee-led platform

Value is supported by pilot economics, paid developer mandates, methodology IP and the credibility of measurable outcomes.

VALUATION DRIVER · PAID PILOTS + REPEATABLE METHOD + PARTNER LEGITIMACY
YEAR 3 · RECURRING LAYERSBlended platform

Academy income, maintained-status renewals, verification and multi-project data begin to sit on top of implementation revenue.

VALUATION DRIVER · RECURRING SHARE + PROJECT PIPELINE + QUALIFIED DELIVERY NETWORK
YEAR 5 · PLATFORM + ASSET UPSIDEMulti-layer value

Standards / assurance, education, software-like data revenues and selective development participation create several distinct value pools.

VALUATION DRIVER · IP + RECURRING REVENUE + REAL-ASSET OPTIONALITY

Why no headline enterprise value yet

A single valuation number before the Setúbal pilot validates willingness to pay, incremental cost and buyer value would be false precision. The first pilot should establish the evidence base that future valuation work can use.

Why the ceiling can be high

The platform can potentially earn from advisory, implementation, verification, Academy, data/software and selected real-estate participation. Successful execution would therefore create a broader earnings base than project consulting alone.

WHY THE UPSIDE IS LARGEThe ceiling is higher than project consulting alone.

WHY THE UPSIDE IS LARGE

The ceiling is higher than project consulting alone.

The platform can participate in several parts of the value chain while using one methodology and evidence base. That creates both leverage and governance risk.

Credibility

Health claims have to remain evidence-based. A weak methodology would damage the whole platform.

Developer economics

The healthspan layer has to create buyer or asset value greater than its incremental cost.

Governance

Standards, commercial delivery and education require clear separation of roles as the platform scales.

Execution depth

Real buildings require architecture, engineering, procurement, measurement and operations — not only a scorecard.

PARTNERSHIP / CAPITAL FITThis platform needs more than capital: it needs credibility, projects and implementation depth.

PARTNERSHIP / CAPITAL FIT

This platform needs more than capital: it needs credibility, projects and implementation depth.

The next value inflection comes from proving the methodology on real assets, building professional delivery capacity and maintaining scientific / governance credibility as the commercial layers expand.

01 · PILOTSConvert the framework into live assets

Residential, senior-living, hospitality and mixed-use projects where outcomes and economics can be measured.

02 · GOVERNANCEStrengthen standards and expert review

Methodology, evidence requirements, expert panels, verification rules and brand protection.

03 · SCALEBuild Academy and delivery capacity

Qualified architects, consultants, operators and implementation partners able to deliver consistently across markets.

REAL ESTATE CAPITAL

Developers / asset owners

Partners with live projects where healthspan differentiation can be tested against actual buyer and operating economics.

LONGEVITY / HEALTH

Institutional partners

Organisations that can contribute scientific credibility, governance and professional networks.

STRATEGIC CAPITAL

Platform investors

Investors comfortable with a staged model spanning IP, services, recurring revenues and selective real-asset exposure.

OLSEN STEINER ROLE

Platform developer between longevity, real estate and execution.

Olsen Steiner is developing the commercial architecture: pilot economics, developer proposition, platform structure, implementation route, partner network and the staged path from project advisory to standards, Academy, verification and data. The role is deliberately broader than consultant and narrower than scientific authority: translate credible longevity principles into an operating business and real projects.
